DEVELOPMENT ADVICE OR
PLANNING FEASABILITY

Prior to purchasing a site or commencing a project it’s wise to first explore whether the proposal is feasible from a planning perspective. We will help you to ensure that they are comfortable with their proceeding with the investment decision or starting with a project.
Our team provides initial advice on:

  • Local, state and federal development controls of the site
  • Identifying potential constraints to development
  • Historical development applications or approvals over a site
  • Suitability for your intended development
  • Advice on the highest and bet use of a site
  • Identify potential, engineering, environmental or design issues

We do not provide advice on economic feasibilities, engineering, environmental, surveying, or legal matters. However, we do harness a team of independent external local consultants experienced in these fields that objectively advise on these matters if required.

It’s important to consider these matters as part of your feasibility, if required. This ensures that you have a solid base of information to guide and inform your decision-making in relation to site acquisition or commencement of development applications.

Development Applications

We prepare and manage all development applications of all types and sizes across Northern Queensland; including the Cairns and Townsville regions as triggered by Council or the State Government. We regularly advise, on Material Change of Use, Reconfiguration of a Lot and Environmental Authorities across northern Queensland. Before lodgement of a development application we will advise on:

  • Ideas that your development could comply with self-assessable or accepted development provision to potentially avoid a development application.
  • Changes or extensions to existing approved developments.
  • Required level of assessment, development strategies, any triggered state government
    referrals or additional permits, for example environmental authorities.
  • Required external consultants, we manage any required external consultants ensuring we are provided with the required expert advice and designs to assist your project.

We regularly carry out formal prelodgement of development applications, this gives Council the chance to review the proposal and provide feedback to consider. The prelodgement process results in a faster development assessment and better development outcomes for our clients.

Our experience during development assessment is vital to the success of your project and in gaining approval. Managing timeframes to ensure a fast and efficient assessment by the Council or the State Government is vital to your project. Advising on relevance of information requests as well as consulting with external consultants. Also, ensuring any conditions of approval are workable and not onerous upon your project.  If your development is Impact Assessable, we manger the entire Public Notification process ensuring: signs, letters and public notices are carried out in accordance with the relevant requirements, ensuring no delays having to extend the public notification period. We negotiate and lobby on your behalf on matters of conditions, infrastructure charges or agreements, our team has a combined 20 years of experience on projects across Northern Queensland which assists your project.

Most consultants gain approvals, not many can assist clients with ongoing development management.
Our team can provide ongoing post development approval management ensuring that their development proceeds and subsequent consultants deliver the desired development outcome.

We will ensure that the works will meet the conditions of the development approval ensuring that the use can commence on time without unnecessary delays; providing notices of commencement of use to the relevant council or state government departments. We also manage the survey plan sealing or endorsement process.

Planning

McPeake Town Planning are now offering Bushfire Attack Level (BAL) Assessments undertaken in accordance with AS3959-2018 – Construction of buildings in bushfire-prone areas.

You may require a Bushfire Attack Level Assessments (BAL)  if you are considering purchasing a property, undertaking development feasibility, designing a proposed development or you’re an architect, building designer, engineer or building certifier and you require a BAL report for a new building.
